BEHIND THE SCENES

After the listing appointment we’ll head back to the office where we will call our sign company and order a For-Sale sign for the home. Then, we’ll make an appointment with our professional real estate photographer to take pictures and video of your home. This is usually done quickly so that we can start the marketing process as soon as possible. We’ll also need those photographs for the MLS listing. And, yes, we’ll install a lockbox at the home.

With photos and video in hand, we’ll get to work creating a compelling video tour of the home (with aerial shots of the neighborhood) and high-quality, full-color flyers and other print marketing materials that highlight the features of your home.

We then turn our attention to the creation of a custom listing book which will be placed in the home for buyers to see. In it we include highlights of the home’s best features, lot, tax and utility information, a neighborhood profile, information about the area’s schools, shopping, healthcare providers and more.

We’ll determine who your most likely buyer will be and tailor a powerful marketing plan accordingly. This includes our Internet ads that will run on Facebook, Realtor.com, Zillow, Trulia Redfin and other high-traffic sites.

No mention of our marketing acumen is complete without adding that the Keller Williams Listings system allows us to syndicate listings across the globe. This provides maximum online exposure for your home.

We’ll then decide when to hold the first open house. Next, we’ll schedule what is known as a “Broker’s Open.” This is an open house, of sorts, for the real estate community. Sometimes called a “caravan” (because, often, many agents will arrive in one car), it is typically held on a weekday morning, and involves local agents taking a quick tour of the home. This is valuable exposure for your home. You never know when an agent has a client looking for one just like yours.

Finally, if you have decided to take us up on our offer of a FREE pre-sale home inspection, we will coordinate that for you.
