Warm Springs, Fremont

Long ago, the area that is now home to the Warm Springs neighborhood in Fremont, was known as the Rancho Agua Caliente and popular for its warm, sulfur springs. Its next life was as an orchard and vineyard, owned by Governor Leland Stanford. Still, in great demand, the land now holds homes as well as several tech industry companies, to the delight of Fremont residents.

Warm Springs is a district of Fremont and it lies in the city’s southern region. Its popularity stems from many attributes, most notably the BART station within its borders.


Warm Springs Schools

Warm Springs’ public school students attend schools administered by the Fremont Unified School District. Two of the schools are located in Warm Springs – James Leitch Elementary School and Warm Springs Elementary. Students are assigned to the following schools, based on address:

  • James Leitch Elementary School – serves nearly 1,100 students in grades Kindergarten through 3.
  • Warm Springs Elementary School – serves nearly 900 students in grades 3 through 6. Warm Springs Elementary is an in-demand school in Fremont, mainly for its ranking of 97 of California’s 5,621 public elementary schools. Students here consistently outperform 99 percent of all students in the state’s elementary schools.
  • John M. Horner Junior High School – Approximately 1,030 students attend Horner Junior High for grades 7 and 8. This is one of the highest performing junior highs in Fremont and 89th of California’s 2,472 public junior high schools.
  • Irvington High School – California’s magnet schools focus on a particular area of study. This may be science, math or any number of other disciplines. In the case of Irvington High School, the focus is visual and performing arts for students in grades 9 through 12. A prestigious school, it ranks 79th of 2,044 public high schools in California.

Northwestern Poly Technic is located just over Warm Springs’ western border, along Warm Springs Blvd., north of Gable Drive.


Shopping, dining and recreation in Warm Springs

Warm Springs is located just 11 minutes southeast of the fabulous Pacific Commons Shopping Center. With 840 acres of shopping, dining, and services, Warm Springs residents have a definite one-stop shop for most of their needs.

The smaller Galleria shopping center is located off of Warm Springs and Gable Dr. and features a decent supply of retailers and eateries. More shopping, including a Safeway, is located in the neighborhood’s northwest corner.

Residents get outdoors at one of Warm Springs’ four parks. Warm Springs Community Park offers 1,212 acres and includes a 6,000 square-foot community center. The park has paths which connect with several of the area’s neighborhood homes and also features picnic facilities, a baseball field, tennis and basketball courts, a playground and lots of open grassy areas to walk the dog.

The play structures rooted in the sand makes Booster Park especially popular with families. The kids love using the oversized sandbox more than the play equipment! You’ll find a baseball diamond and lots of open, grassy space as well.

Lone Tree Creek Park is a small, but much-used neighborhood park. You’ll find area residents eating lunch here and, on warm sunny days, throwing a blanket on the grass where they can sit and catch some California sunshine.

Plomosa Park is yet another small neighborhood park with benches, a basketball court and play equipment for the young ones.


Homes in Warm Springs

Because it’s such a popular area in Fremont, homes for sale in Warm Springs don’t last long on the market. Plan to spend at least $850,00 to more than $900,000 for a starter home here that may need some work. The single-family detached home market prices typically top out at around $1.5 million.
