West Valley

What happens to a community with high-quality schools and superb amenities when a big tech comes to town (or close-by), hiring tens of thousands of employees? In the case of Sunnyvale West, home values skyrocket in the double digits, pricing out those on tight home-buying budgets.

Fortunately, for those buyers, Sunnyvale offers neighborhoods in most price ranges. Sunnyvale West, however, is pricey. In fact, homes here are among the most expensive in Sunnyvale.

West Valley schools

Three of Sunnyvale’s best schools serve the public school students who live in West Valley.

West Valley Elementary, administered by the Cupertino Union School District (ranked 24 of the state’s 865 public school districts), is consistently ranked among Silicon Valley’s top 10 percent of public elementary schools.

From 2011 until the district fired all of the teachers and staff in 2015, West Valley students had incrementally increased their already-high standardized test scores almost three points. In 2016, however, scores slipped back to where they were in 2011. This, of course, doesn’t represent a trend, it may just be a blip as students and teachers get to know one another. The school is still highly regarded.

From elementary school, the students move on to Cupertino Middle School, which ranks 35 of 2,472 California public middle schools.

West Valley students attend Homestead High school, where students outperform 95.53 percent of all public high school students in the state.

Private schools in West Valley include the French-American School of Silicon Valley, South Peninsula Hebrew Day School, Resurrection Catholic School and Challenger School. In addition, the Wonderland Chinese School is just over the community’s south border.

Aspiring dancers and thespians may enjoy attending classes in one of West Valley’s many performing arts schools, including Shine School of Music and Language Arts and Harmony Dance Center and others.

Shopping, dining and recreation in West Valley

West Valley offers an array of shopping, and dining opportunities, mainly along W. Fremont and S. Mary Avenues and on Hollenbeck, just north of Homestead Rd. Plus, the fabulous eateries on Murphy Avenue are just minutes away from West Valley.

When West Valley folks want recreation and don’t want to travel far, they’ll show up at Serra Park. This more than 11-acre wonderland offers a Mark Twain theme, so expect lots of adventure.

There is not only a children’s play area but another for them to play in the water. Basketball, skating, and tennis (lighted courts!) round out the fun.

West Valley homes

Sunnyvale’s West Valley is home to the fabulous Serra neighborhood, chosen in early 2017 as number three of the 10 Hottest Real Estate Markets in the U.S. Home to California ranchers, Eichlers and more, the streets sport mature trees and a very suburban vibe.

Overall, West Valley homes were built between the 1950s and 1960s and typically offer three to four bedrooms and from 1,400 to more than 2,000 square feet of living space. The bonus, however, is that the lots are generally larger here than in other parts of Sunnyvale, with some up to 10,000 square feet.

The least expensive homes for sale in West Valley are townhomes, with prices starting in the $700,000s. At the top of the market, you’ll spend about $2 million for an Eichler home. The least expensive single-family home for sale in West Valley will most likely be a three-bedroom, two-bathroom ranch home with about 1,500 square feet of living space, priced at $1.65 million.

West Valley is located south of W. Fremont Avenue and north of Homestead Rd., between Hollenbeck Ave. and Belleville Ave./Ashcroft St. in Sunnyvale.
